Pricing

Deed Drafting: For $350, we prepare various types of deeds, including Ladybird deeds, transfers to trusts, and transfers to LLCs. This service is specific to Florida properties.

Recording Coordination: For an additional $110, we handle the coordination of recording the deed with the appropriate jurisdiction. This is a one-time fee, even if multiple deeds are being prepared.

Recording fees vary depending on the jurisdiction and whether the property has a mortgage.

Once you’ve completed the form below and submitted your payment, we usually finalize the deed within one week.

Process for Deeding Property

To get started, we’ll need the following information:

  1. Property Details: A copy of the prior deed or at least the street address, county, and state.
  2. Mortgage Status: Is there an existing mortgage or deed of trust? If yes, what is the current outstanding principal balance?
  3. Trust Certificate: If the property is being transferred into or out of a trust, we’ll need a copy of the trust certificate.
  4. New Owner’s Address: Confirmation of the new owner’s mailing address for receiving tax bills.
  5. Type of Deed Requested: Specify the type of deed—Quitclaim, Trustee, Special Warranty, General Warranty, or Enhanced Life Estate (Ladybird).
  6. Recipient Details: Names and addresses of all persons or entities to receive the property.

Important Considerations

Please note that any change in title in Florida and maybe other states could lead to a revaluation of the property for real property tax purposes, meaning that your taxes could increase (potentially substantially) after the title is changed. Also, you should review the hazard and liability insurance on the property to ensure that it is updated once the title is changed.
